Condado Naranjo is a 700-acre master-planned community located in Guatemala City that started its development in 1998. Based on mixed-use urban planning, it offers an integrated, organized, and sustainable environment that has generated a strong sense of community, wellbeing, and capital appreciation to all its stakeholders for the last 24 years.

The community includes 25 different residential projects that over 2,500 families call home, a nursing home, and two schools that educate around 2,400 students. It also offers a logistics center, office buildings, and different retail options with over 250 brands, including a regional mall, a neighborhood center, and free-standing buildings that generate over 7,000 jobs.

Residents and visitors can take advantage of sports and recreation centers, community parks and about 240 acres of green areas.

Our main purpose is to positively impact the quality of life of those that live, work, or pass by Condado Naranjo, based on a three-pillar strategy: Certainty, Community, and Sustainability. Specific examples of our sustainability practices are:

• Energy and emissions: Around 1,500 solar panels and 700 solar water heaters have been installed in the residential projects. We are also installing solar panels that allow us to produce 80% of the energy needed by the water supply network.

• Water efficiency: With a holistic approach, from the type of toilets used to the telemetry system that monitor the network, we have managed to operate with minimal water loss (<1%) and a per-capita water usage that’s 25% below the world’s average.

• Materials and resources: Working together with the neighbors and waste management providers, Condado Naranjo recycles around 1.4 tons of waste per month, donating the proceeds to the nursing home.

For many years we have been innovators of urbanism and design, actively pursuing world-class standards, and always prioritizing people’s well-being. This approach motivated us to look for widely recognized international benchmarks to validate that our efforts in sustainability are on the right path, and if so, to become a benchmark within Guatemala, and the region.

To be the first LEED certified Existing Community in Latin America, gives us a great responsibility and commitment to keep learning, contributing, and sharing, as we acknowledge that achieving sustainability is a collective mission. With this in mind, we will strive to be part of a multiplier effect in the region and will continue to create spaces in which the exchange of knowledge and experience is welcome.
